By booking a property, you agree to the following:

RENTAL AGREEMENT, RULES, AND REGULATIONS

1. CHECK-IN TIME IS AFTER 4 P.M. EST AND CHECK-OUT IS 10 A.M. local time. No Early Check-ins unless prior arrangements confirmed. Failure to check out on time may constitute in a loss of your damage deposit. The home door lock operates using an access code. The access code will be provided via e-mail the morning of check-in.

2. All properties are non-smoking.

3. We will not rent to persons under 25 years of age unless accompanied by an adult guardian or parent.

4. DAMAGE/SECURITY PAYMENT – The guest pay for any damage, repair, or replacement costs to the home, furnishes, or premises during their stay that’s a direct result of their stay. No payment will be charged provided the following provisions are met.

a. No damage is done to the home or its contents, beyond normal wear and tear.

b. No charges are incurred due to contraband, pets or collection of rents or services rendered during the stay.

c. All debris, rubbish and discards are placed in the outside containers and soiled dishes cleaned.

d. Home is locked (all windows and doors).

e. All charges accrued during the stay are paid prior to departure.

f. No linens are lost or damaged.

g. No Early check-in or late check-out unless prior arrangements confirmed.

h. The renter is not evicted by the owner (or representative of the owner),the local law enforcement, or the security company.

The Guests are to inspect the home upon check-in and report any damage they find immediately. By failing to report damage, you are stating that there is no damage and agree to pay for any and all damage found following check-out.

5. PAYMENT - Payment is due in full at the time of booking.

6. CANCELLATIONS - Full refund for cancellations up to 60 days before check-in. After that, 50% refund up to 30 days before check-in. No refund after that.

Early departure does not warrant any refund of rent or deposit. Credit cards fees may be deducted from the amount reimbursed back to you for a cancellation.

7. MAXIMUM OCCUPANCY- Refer to the listing for max occupancy of he property. Failure to exceed this limit will forfeit your deposit.

8. INCLUSIVE FEES - Rates include a one-time linen-towel setup / bath and face soaps.

9. NO DAILY MAID SERVICE - While linens, bath towels and bath and face soaps are included in the home, daily maid service is not included in the rental rate. However this service may be available at an additional rate. We suggest you bring beach towels. We do not permit towels or linens to be taken from the home.

10. RATE CHANGES - Rates subject to change without notice.

11. FALSIFIED RESERVATIONS - Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check-in.

12. WRITTEN EXCEPTIONS - Any exceptions to the above mentioned policies must be approved in writing in advance.

13. PARKING PASSES - Parking passes - no parking passes required.

14.HURRICANE OR STORM POLICY - No refunds will be given unless:

a. The National Weather Service orders Mandatory Evacuation in a "Tropical

Storm/Hurricane Warning area" and/or

b. A "mandatory evacuation order has been given for the Tropical

Storm/Hurricane Warning" area of residence of a vacationing guest. The day that the National Weather Service orders a mandatory evacuation order in a "Tropical Storm/Hurricane Warning," area, we will refund:

a. Any unused portion of rent from a guest currently registered,

b. Any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten their stay, to come in after the Hurricane Warning is lifted; and

c. Any advance rents collected or deposited for a reservation that is scheduled to arrive during the "Hurricane Warning"

15. The property is privately owned; the homeowners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise. Rental guests are advised to exercise caution when swimming, biking, etc., and to obey all beach safety warning/flag advisories. Rental guests are advised to lock the home & vehicle doors. The windows to the home do open pursuant to Florida law, however, we ask that you only open them in emergency situations. By opening the windows, the guests are expressly assuming the risk of any harm arising from their actions of opening the windows. Furthermore, if any part of the window or window assembly is broken, you agree to pay to have the window repaired even if the amount of such repair is above and beyond the damage deposit. By booking this reservation, you state that you have read and agree.

16. Guest releases homeowner from liability for and agrees to indemnify homeowner against all losses incurred by homeowner as a result of (a) Guest’s failure to fulfill any condition of this Agreement; (b) any damage or injury happening in or about Home or Home to any person, including Guest’s invitees or licensees, or such person’s property, unless occasioned by homeowner’s gross negligence; (c) Guest’s failure to comply with any requirements imposed by any governmental authority; and (d) any judgment, lien or other encumbrance filed against the property as a result of Guest’s actions.

17. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. Homeowner shall not be liable for damage, theft, vandalism, or other loss of any kind to Guest’s personal property or the personal property of Guest’s family members or guests, except where such damage is due to homeowner’s gross negligence or intentional misconduct. It is understood and agreed that homeowner shall not be responsible or liable to Guest or to those claiming by, through or under Guest for any loss or damage to either person or property that may be occasioned by the acts or through omissions of third parties.

18. In the event that this property is marketed for sale, rental guests agree to allow the property to be shown to prospective purchasers. Owner, and/or owners’ representative, will attempt to provide rental guests with advance notice of any showing.

19. Refunds and/or partial refunds will not be given for events that may take place that are out of the homeowner’s control such as, but not limited to, area power or water outages, cable TV or internet outages, beach closures, inclimate weather, etc…

20. For properties allowing pets (check listing description), the following applies: Only dogs are permitted. Refer to the listing for maximum number and weight allowed. A fee of $250 is required and non-refundable for pets. Dogs must be house trained and clean. Dogs are not allowed on any furniture and must be crated if left alone in the home. If we have to clean up behind your dog after your departure (waste, excess hair, excess slobber, etc) you may be charged an extra cleaning fee. We reserves the right to charge a customer if a pet causes damage or cleaning complications.
